Speculative Fitouts

The Brisbane and Sunshine Coast leasing market has seen a trend lately for landlords to build speculative fitouts to increase leasing opportunities and attract crucial tenants. With an influx of smaller tenants leaving the neighbouring fringe suburbs and heading into the CBD, a demand for smaller spaces within existing large floor plates has appeared. This needs to be a carefully planned space to ensure efficiency for the landlord whilst making sure the tenancy entry areas are attractive.

Our designers are experienced with the requirements of the Building Code and Australian Standards to ensure full compliance is achieved. Whilst at the same time actively trying to reduce the amount of NLA lost as part of the subdividing works.

Careful design will ensure the affordability of the spec fitout for the landlord. We have an array of colour, fabric and furniture available to make these spaces stand out individually but still adaptable for a company to be able to move straight in. Ask us for more information on the process.

Some of most recent Speculative Fitout projects include 232 Adelaide St Brisbane, along with Stage 1, Stage 2 and Stage 3 Gardner Close.
